Multi-story CFS housing path

How builders, GCs, and developers plan a walk-up or mid-rise on cold-formed steel (CFS) wall panels and trusses: what to bring to the first call, what ISS supplies, and what stays with your design team.

This is a planning guide, not a quote, schedule, or engineering advice. Story count, fire ratings, and structural design are set by your engineer of record and your local building official. Pricing comes in a written quote: manufacturing and install priced separately.

Straight answer

Multi-story CFS housing uses the same panelized cold-formed steel system as smaller buildings: wall panels and trusses built in a factory to approved shop drawings, labeled, and delivered. Taller and denser programs (workforce apartments, walk-ups, mid-rise) work when your engineer, your building official, and the site support it.

Who this guide is for

  • General contractors and framers bidding a multi-story CFS package.
  • Developers planning workforce housing or apartments who want a steel frame option.
  • Builders moving from single-family or low-rise panels to a taller building.

Planning path

Step 1: Define the building

Occupancy, number of stories, unit mix, site constraints, and the wind and seismic category for the location. A rough plan set is enough for a first number.

Step 2: Two prices

ISS prices manufacturing (panels and trusses) and install separately, so you can compare against your own framing crew. Install is in its pilot stage and quoted per job.

Step 3: Engineering and code

Multi-story is where the engineer of record, fire and egress strategy, acoustics, and inspections drive the design. ISS builds to the approved drawings; it does not replace your design team.

Step 4: Shop drawings and approval

Panels and trusses are detailed for your project. You approve before steel is cut.

Step 5: Manufacture, label, deliver

Panels are built, tagged to your plan by floor and location, and staged for delivery in the order your crew sets them.

What we don't promise on a web page

  • No locked price per unit or per square foot without plans and a written quote.
  • No guaranteed schedule, rent, or lease-up.
  • No story-count promise: that is your engineer's and building official's call.

How smaller projects relate

Multi-story projects use the same panel labeling, logistics, and assembly discipline as single-family and low-rise work. Related guides: panelized CFS in Texas and El Paso · CFS vs masonry seismic FAQ.

FAQ

How many stories can CFS go?

It depends on the design, the code path, and your engineer. Bring the plans and we'll talk it through.
